This year I had the good fortune to be instroduced to Mike Fahandej-Sade. Mike represented my partner in the sale of her James St. north condo in Hamilton. My partners overriding concern was that the real estate market was prone to a correction. Mike agreed with this assessment and very decisively managed to list the property, at the right price and sell the property before the market correction. I was very impressed with Mike’s understanding of the risks involved. It was in a large part do to Mike’s ability to get my partners property sold quickly that I decided to assign the listing of my house on Macnab to Mike’s capable hands. However the market has changed considerably in the weeks following my partner’s listing and sale. What became very apparent as interest rates began to rise is that the bull market was over. I faced selling my house in a buyers’ market. Once again, I was impressed with Mike’s astute observation. When I asked him what price we should list, he replied with exactly the same number I had in mind. As it turned out Mike has a great grasp of the market dynamics at that time. The market proved Mike was correct! I was fortunate to get two very good offers on my property and was very happy with the price that I got and how smooth the transaction was executed. My old house is now owned by a very nice couple who will be an asset to that community. In summary, Mike has a good grasp of market conditions and he was a very good network of resources to get a property to market quickly yet also in a well presented manner.

We had heard great things about Bryony by word of mouth and everything held up. She takes a strengths based approach, immediately keys in on the highlights of the property and works them effectively til a sale. We had a toddler in the house and a new born and Bryony was great with juggling our schedule with very little disruption. If and when the market cools in Niagara people are going to want to use agents like Bryony who can find the strengths in any property and who have the skills to effectively work to a sale. We’d recommend Bryony to anyone looking to buy or sell a property in the region.

After watching my stepdaughters house being sold in one day after being listed, I thought it’d be a good idea to use Bryony’s skillset to sell our Thorold South home. As a large family with a unique dynamic, it’s sometimes difficult to know how people are going to receive you, but Justin was very respectful and welcomed our unusual situation with open arms. What a great experience this has been! It started by off calling to the Boldt Reality Teams office after getting several recommendations from locals in St Catharines. I was then transferred to Christine Garus. As a first-time property buyer/investor I was unclear of the process and where to begin. I was nervous as well as anxious and after talking with Christine for the first time, I knew my dream of being a property owner/investor would be possible.
Christine was consistent through out the whole process; she would send me properties daily that she knew fit my needs and budget. Our family had the absolute pleasure of working with Christine during a very challenging time (COVID-19 lockdown #3). We wanted to move, not just homes, but cities and weren’t even sure which town we wanted to land in. We wanted to look at homes in 3 different towns in the Niagara Region while living in St. Catharines. Christine took all of these viewing requests in stride and booked everything in the best possible way to allow us to view the most homes possible on the only day we had childcare available for our toddler. Not only did Christine find us our dream/forever home and submit an attractive offer which was accepted by the sellers with no sign-backs, but she also sold our current home in 72 hours. Let me start by saying that I place a lot of importance on positive customer service and how a customer is treated. When my husband and I decided to sell our home it was put to me to find a real estate agent. I read endless reviews and profiles of local agents. I also met a few in person but left those meetings feeling like I would not be a priority. That all changed when we met Jason Wilson (now with Boldt Realty). He came over to our home to walk through and discuss our options and the process. He was so personable, friendly and relaxed but professional. He answered all of our questions and made us aware of things we didn’t even know to ask. He introduced himself to our kids (14,19) which I thought was awesome. He was a stranger in their home and it’s their move too. He managed to put their minds at ease that he was there to help. Our sale was anything but textbook. We had a buyer breach their contract. There was a lot of drama, stress, paperwork and the need to ensure our success if this went to court. Jason’s attention to detail on our contracts ultimately won our court case when we were forced to sue the buyer. He saved our purchase deal and worked in collaboration with our mortgage specialist and our lawyers to successfully ensure we didn’t breach our purchase contract. He has the patience of a saint and proved this when he showed us house after house. He was always happy to answer our questions and reassure us that it was all going to work out when the stress of our situation was becoming overwhelming.
One of Jason’s best qualities is his ability to be humble and admit when he doesn’t have an answer. We’ve heard other agents give an answer about zoning, permits, etc to their client that my husband knew to be 100% incorrect based on his knowledge as a result of his profession. I would be extremely angry if I bought a property thinking I could develop it based on the word of my agent. Although, the buyer should do their due diligence as well, some depend on their real estate professional when the agent speaks with such confidence. Jason was more than willing to ask the appropriate professional if he wasn’t sure of the answer. He always considered it a win/win situation because he was ensuring his client had the correct information and he was being educated for future reference. Knowledge is power. The ability to remove your ego from business is the sign of a true professional! Whether your house is worth $10 000 or $1 000 000, Jason will treat you and your sale/purchase with respect, professionalism and attention to detail. I never hesitate to recommend Jason. I regularly post his business card on my social media and I pin it to any public board I come across at stores, restaurants, etc. I think I have as many of his business cards as I do of my husband’s on me at any given time. Another quality Jason has is a strong sense of community. He’s always promoting local small business. There’s a genuine desire in Jason to see everyone succeed and live their passion. If we were to need a real estate professional again we would definitely secure Jason Wilson as our agent. We wish him nothing but success in his future endeavours.

Jim worked hard and put in many hours making sure the deal I was getting was best for me. I was wanting to purchase a commercial building suitable to move my business into. An automotive shop has very particular needs and I had never purchased a commercial property of this size before. Jim has a lot of experience in commercial properties beyond his real estate experience due to his previous career in the fuel industry. His knowledge was especially helpful when it came to the environmental end of things and what to look out for.
Jim did a great job of dealing with the seller’s agent who was very lacking in professionalism. In one case. Jim ended up doing the things the other agent should have been doing but wasn’t, just to make sure I had all the information I should have.
In the end, Jim helped me to purchase a great property larger than what I required but within my budget. So, not only do I own a great commercial property, I also have great commercial space I’m renting out which helps pay for the building I’ve purchased.
